TIME OF ARRIVAL
Once your reservation is confirmed you will receive an email from us with an entry code to type into the intercom at the front door on your arrival. This means you can arrive and gain entry to collect your keys at any time. Although this enables us to be very flexible about arrival times please note that rooms are not guaranteed to be ready before 1pm.
Check out is 10.00am on day of departure.
If you have a particular room preference ( e.g. room 3) we will do our best to accommodate this but this cannot be guaranteed. If we are unable to meet your request you will always be allocated the room type you booked.
Family Rooms - Our family room can accommodate a family of four in one double and one single bed, with an infant in a cot. If you require four people all in beds we recommend the second floor exclusively, with a standard double bedroom next door to a standard twin room (not ensuite, but you would have a private bathroom to share between you on your floor). Please note we cannot accommodate extra beds in any of our rooms and only a cot in the family room.
Smoking is not permitted in any part of the building including guest bedrooms, reception and breakfast room. Where we suspect smoking has accured in a room we reserve the right to levy a charge up to the cost of an extra room night. This is to cover the costs of extra cleaning to bring the room back to a 'smoke free' status for the next guest
TERMS & CONDITIONS
Please Note: We do require to charge the first nights room rate in full as a deposit. If a credit card or overseas debit card number is provided this will be subject to a 2% charge.
On making your reservation you agree to accept the following terms and conditions.
FOR ALL RESERVATIONS:
FULL payment will be taken within 24 hours of making the reservation from the card provided at the time of booking.
On booking you will be provided with a confirmation, this will show the amount paid and will be provided to your email address given at the time of booking.
* If you have booked with a NON-refundable rate and wish to cancel or curtail your stay for any reason refunds will NOT be issued.
* If you have booked with a refundable rate, and have given us more than 7 days notice we will refund the full amount paid.
Please note that there are no exceptions to this policy and if you are booking for a number of days you may wish to consider taking out a suitable form of insurance.
On booking you will be issued with a booking confirmation. You must notify us of any errors within 48 hours of making the reservation. We are happy to correct any genuine errors within this 48 hours timescale.
Amendments are only permitted at the discretion of our management up to 30 days prior to your arrival. During this period we will accept requests to change the date of arrival / departure or the type of room
required. Please be aware any increase in rate will be charged at this time. Refunds are not issued if the amended cost of stay is less that the original booking.
You may transfer your stay to another person without penalty.
On booking you will be provided with a confirmation, this will be provided to your email address.
